When you invest in Syfe REIT+, you will receive dividends from the underlying REITs held within your portfolio. The Syfe REIT+ dividend payout dates are fixed at 4 times a year on a quarterly basis, and customers on the Black, Gold or Platinum plans may choose to receive their dividends as quarterly payouts to their designated bank account.
To recap, Syfe REIT+ is a product offered by Syfe, a Singapore-based digital wealth management platform otherwise popularly known as a robo-advisor. It is an investment portfolio that allows investors to gain exposure to real estate investment trusts (REITs) in Singapore and other countries.
REITs are companies that own and manage income-generating real estate properties, such as shopping malls, office buildings, and hotels. Syfe REIT+ invests in a diversified portfolio of REITs that offer regular income streams and long-term capital appreciation potential.

Syfe REIT+ Dividend Payout Dates Vs REITs Payout Months
Syfe REIT+ dividend payout dates are quarterly at the start of the months of January, April, July, and October.
You can refer to the table below that shows the 20 REITs that are included in the Syfe REIT+ portfolio and their respective payouts.

In Singapore, REITs can typically choose to distribute dividends on a semi-annual or quarterly basis.
- Dividends received from 18 REITs in Q1 will be paid out in early April.
- Dividends received from 7 REITs in Q2 will be paid out in early June.
- Dividends received from 18 REITs in Q3 will be paid out in early October.
- Dividends received from 7 REITs in Q4 will be paid out in early January.
At one glance, we can tell that the months of January and July will see a smaller payout, whereas the months of April and October will see a bigger payout.
Syfe REIT+ Payout For July 2023
In my example, I received dividends in the second quarter (April, May and June) of 2023 and they are distributed to me on 6th July 2023.
All quarterly dividends will happen at the start of the designated payout month.

Once we start the month of July, we will begin to accumulate REITs’ dividends for a duration of 3 months once again.
As you can see from my screenshot, $303 has already been received and will continue to accumulate for the payout in October.
The total dividends will continue to accumulate and be updated on the Syfe app, so we know exactly how much we’ll receive in October.
Procedure for Dividend Payout in Syfe REIT+
When you invest in Syfe REIT+, you will receive dividends from the underlying REITs held within your portfolio.
The dividend payout date depends on the dividend distribution schedule of each REIT.
In Singapore, REITs can typically choose to distribute dividends on a semi-annual or quarterly basis.

As I have mentioned above, do note that the payouts are not smoothed out so we will expect to see a smaller payout for the month of January and July, versus a bigger payout for the month of April and October.
However, these are known and predictable outcomes.

You can access these statements by logging in to your account and navigating to the “Statements” section and then selecting the relevant month and year.
It’s important to note that dividend payout dates may vary depending on the dividend distribution schedule of the individual REITs in your portfolio.
Some REITs distribute dividends on a quarterly basis, while others may distribute dividends semi-annually.

As a Singaporean, the dividends that I receive from Syfe REIT+ are not subjected to withholding tax.
Investment Activities Like Rights Issues and Syfe Fees
From my observation, you may notice that in the event of investment activities such as rights issues, Syfe will decide whether to subscribe to it.

Payments will be made by using the cash that is currently accumulating in the portfolio via dividends collected.
Therefore, you can encounter the situation that when it is time for the designated quarterly payout months, your Syfe REIT+ portfolio will appear to be selling units of the underlying REITs in order to facilitate the payout.
Ending Thoughts On Regular Income With Syfe REIT+ Dividend Payouts
I know that some people are fascinated with the idea of passive income and others have also tried to build a portfolio that intentionally payout on a monthly basis.
Syfe REIT+ dividend payout dates are regular and predictable in the months of January, April, July and October.
There are other options in Singapore provided by robo advisors like MoneyOwl, Endowus and Stashaway that can help you create such a portfolio that payout monthly. Perhaps I should write more blog posts on MoneyOwl and Endowus options.
Besides REITs such as Frasers Centrepoint Trust, Lendlease REIT and Paragon REIT, you can also consider the humble Singapore Savings Bonds which have 2 payouts a year. Many stocks have regular payouts as well.
Nevertheless, I feel that the quality and composition of the underlying asset should always take precedence.
What I can do is simply funnel all passive income received into a “bucket” (you can think of it as a virtual account) and every month, I simply “withdraw” a fixed amount from it to simulate a stable, regular payout.
I manage this with a budgeting app called YNAB so there isn’t really any actual movement of money in my bank accounts etc.
