We’re a nation of sporting fanatics, shuttling kids to soccer practice and cheering from the footy sidelines each weekend.
That love of a good game has been taken to another level by some families who are literally bringing their passion for exercise home with private tennis and basketball courts, putting greens, equestrian arenas and jet ski pontoons.
Louis Stapleton of McGrath Northwest said for acreage properties on Sydney’s outskirts there are now several sporty prerequisites.
“It’s become the staple of the palatial acreage property. Over the last 20 years it’s increasingly common to the point where if a property of that calibre is missing a tennis court, purchasers are saying, ‘I’ve got to have the pool, I’ve got to have the tennis court’. They’re now a bundle,” he said, adding that buyers don’t want to DIY these costly extras in a construction crisis.

“There’s a degree of variance, but for a championship sized tennis court, generally you’re looking at anywhere upwards of $150,000. If you’re getting a tennis court like that under $100,000 you’re doing phenomenally well.”
While tennis courts are in demand among buyers, Mr Stapleton said pools are still top priority with basketball and squash courts gaining ground.
Vendor Stephen Mallinger, director of Mallinger Constructions, has spent seven years creating a semi rural wonderland for his family in Middle Dural. The 2ha estate, currently listed with Mr Stapleton with a $12 million price guide, is on Cranstons Rd and features a designer six-bedroom house, a championship sized tennis court, state of the art home gym and lawns large enough for impromptu soccer matches.

“We’ve got a kind of oval out the front where my son has a few hundred square metres to just kick the ball around,” he said.
As a builder by trade who has previously appeared on Grand Designs Australia, Mr Mallinger said his client wish lists are containing more sporting amenities, even for homes on smaller blocks.
“Our court is almost 700sq m of land, which is basically a large residential block in Sydney. It’s huge, but not all tennis courts are that size,” he said.
“A lot of people now want a basketball court, or for properties that aren’t as big they’re asking for a half court so kids can still ride bikes and scooters but also play basketball on it. There’s even a growing demand for smaller courts to play pickle ball.”

World class equestrian facilities
He said while sport is about exercise, these facilities are popular with families wanting to get their kids out of the house and away from screens.
“We’ve seen everything from motocross tracks, scooter and skateboard bowls. The whole idea is to keep the family close and bring everyone over. We have kids come and swim, go out to the field and play soccer for a couple of hours, then come and play tennis or ride their bikes on the tennis court. Before they know it they’ve had 10 hours of fun outside,” he said.
Coastal homes are also ramping up their sporting assets.
Dave Watkins, principal at DJW Property in Sylvania Waters currently has two waterfront listings with elaborate boating facilities. A five-bedroom house on Lachlan St for $6.4 million to $6.8 million and a four-bedroom home on Roper St for $6.1 million.

“We’re really the boating capital of the south. When people buy here on the water they’re buying a house, land and marina package. You can drive into your garage walk through your house, jump into your boat and off you go,” he said.
“People buy these waterfronts for a few different reasons, but top of the list is fishing, boating, jet skiing and canoeing. You’ve got all that and a private marina your back doorstep without the mooring fees.”
Of approximately 1000 houses in Sylvania Waters, about 350 are deep waterfront, often with their own jetty, pontoon and Watersport storage.
A bonus for waterfront homeowners in the Sutherland Shire, is value for money when compared with harbour front homes in the eastern suburbs and lower north shore.
“The bang for buck is incredible, definitely a fraction of what you’d pay in the east to live on the water. Entry level waterfronts are generally going anywhere from $3.5 million to $4 million for an older style while the newer ones are about $5 million to $6 million. This lifestyle market is still very undervalued.”
